Bathroom Renovations around Springfield Lakes

With so few townhouses and no flats, a body corporate step is the exception here, not the rule. The QBCC says it is the home owner's responsibility to make sure the right building approvals are in place before work starts. In an existing home a renovation's plumbing is usually notifiable work, which the plumber registers with the QBCC within 10 business days of invoicing, giving the owner a copy of the notice.

Where the home is a lot in a body corporate, the same rules as elsewhere in Ipswich apply: the Queensland Government's page on improving lots says the owner should consider whether the change will affect common property and whether any by-laws affect the changes they can make. It adds that putting hard floors, timber or tiles, in a lot is the reason for many body corporate disputes, and that some bodies corporate have by-laws saying owners need approval for changes to flooring.

Permits and Ipswich City Council rules

Whether a bathroom renovation here needs a building approval is for a building certifier to say. Ipswich City Council says a Development Permit for building works is required before starting most types of domestic building work, and its wording includes renovating. Council's Building Certification team or a private building certifier can issue it, and the QBCC makes the home owner responsible for making sure the right approvals are in place before work starts.
